Ah, the dreaded rules. We wish we didn't have to do it but, as sad as it is, we have discovered that setting ground rules makes a much more pleasant experience for everyone involved. So, deep breath!, and here we go:
Check-in/Check-out:
A valid credit card and government issued photo ID in the name of the Guest will be required for check-in.
Check-in/Check-Out times:
Check-in: 3:00 PM - 10:00 PM
Check-out: 10:00 AM
Failure to arrive on the scheduled arrival date by 10pm will result in cancellation of your reservation and forfeiture of your deposit. Our office closes at 8:00P and we're willing to do check-ins until 10:00p but after 10:00p our office is closed and you will not have access to our property. .
Children:
Children/minors may not occupy a room without an adult present. We ask that you do not leave your children in a room unattended by an adult. Should this policy be disregarded, you may be asked to leave immediately without refund.
Cooking:
Cooking is not allowed in or around the cottages (excluding the cottages with full kitchens). If you wish to cook, please use the grill and picnic tables on the back lawn.
Damages:
The Registered Guest assumes the full financial responsibility for any damages, stolen items, or broken items occurring during your stay, whether caused by the Registered Guest or by any member in your party.
Deposit:
We require a deposit of 50% of total stay or one night + tax (whichever is greater) for each cottage and the balance of the reservation will be due upon check in. All reservations must guaranteed with a valid credit card at time of booking. All reservations must be made in the name of the credit card holder, the guest information provided must be that of the credit card holder and the credit card holder must be present at the time of check-in, show government-issued picture ID and be staying as a guest on our property.
Groups:
Groups of 4 or more cottages will be accepted on a case by case basis and will be required to accept and sign a group contract.
Late Arrivals/Early Departures:
Refunds will not be given for Late Arrivals or Early Departures. Failure to arrive on the scheduled arrival date by 10pm will result in cancellation of your reservation and forfeiture of your deposit. We do understand that emergencies do come up and if you contact us at least 2 hours prior, we will do our best to accommodate you.
Late Check-Outs:
We do our best to accommodate late check-out requests but please be aware that, in the height of summer, it is difficult for us to fulfill those requests. If you have not made prior arrangements with us for a late check-out and stay beyond the 10:00 am check-out time, you will charged a late check-out fee of $150 and will be asked to leave immediately.
Laundry:
We do not have guest laundry on premises but there is a laundromat very close by. We ask that you do not hang damp clothing or towels outside your room or on room furnishings. Please contain them to the bathroom or utilize dryers at the laundromat.
Lost Keys:
We realize it is not your intention to lose our keys; however, there is a $25 per key fee for lost keys to cover the cost of re-keying your room and replacing the keys and key chain.
Minimum/Maximum Stay:
We require a 2 night minimum per stay and a maximum stay of 5 nights.
Non-Inn Guests:
Normally, we would welcome your friends and family in the area to visit briefly. Unfortunately, due to our Covid protocol and in an effort to keep our guests and staff safe, we are unable to allow non-guest visitors on our property at this time. We also ask that you do not share our WIFI password with anyone who is not a registered guest.
Nonsmoking Policy:
We are a NONSMOKING PROPERTY. Smoking/vaping is not allowed inside or on any area of the property. As we are located within a neighborhood setting, smoking just off property is not advised. We are strict about this because many guests have legitimate medical reasons for needing a smoke-free environment. Should this policy be disregarded, a minimum of $250 fee will be charged, plus any additional damages, and you will be asked to leave immediately without refund. Please note, if you're smoking just off property and we receive complaints from neighbors or other guests, you will be asked to leave immediately without refund. Smoking guests are advised to book alternative properties as we do enforce this policy.
Occupancy:
Prices quoted are for double occupancy (two people) unless as noted. We do not allow additional guests beyond the room maximum to be in the room. No cots, air mattresses or sleeping pads, etc allowed. Infants and children do count as guests and will count towards room maximum. Should this policy be disregarded, you will be asked to leave immediately without refund.
Parking:
Each cottage has one designated parking spot. We have a very small property so additional cars can not be accommodated. We ask that you please park head first in your designated spot only. Do NOT back into the spot as the spaces are angled and damage to lawn or landscaping will be at your expense. No parking on lawns or landscaping.
Payments:
To keep our staff safe, we will only accept credit card payments at this time.
Pets:
We have a no pet policy and we do not allow guest pets on the premises. We are strict about this because we wish to respect the guests which follow your visit, many of whom may have legitimate medical reasons for needing a pet free environment. You will be assessed a $250 cleaning fee if this policy is disregarded and you will be asked to leave immediately without refund. Also, leaving your pet in the car is not acceptable and will not be permitted. ** Please be aware that misrepresenting an emotional support animal or pet as a service animal is illegal and interferes with the lawful rights of people with disabilities. Therefore, Jacobson's Cottages reserves the right to file a legal complaint with law enforcement for the misrepresentation of a service animal. **
Quiet hours:
Quiet hours are from 10:00pm to 8:00am though we do expect all of our guests to be respectful of fellow guests and honor the fact that many people visit this area to enjoy the peace and tranquility of wilderness.
Rates:
Rates are subject to applicable taxes and to change without notice. Other than tax which might change between your time of reservation and your arrival, the rate quoted to you when your reservation is booked and confirmed with our confirmation email will be the rate honored.
Room cleaning:
In an effort to reduce our time in guest rooms and keep both our guests and staff as safe as possible, we will only clean your guest room when empty and only upon guest request. We will enter once a day to remove trash but commit to limit our time spent in the room to 10 minutes or less.
Switching Cottages:
We do not allow guests to book one cottage and switch to another to extend their stay. Sometimes we're able to shuffle reservations, so please contact us if you would like to see if we can accommodate you.
Third Party Reservations/Travel Agents:
We expect the person making the reservation to be the credit card holder and be the intended guest. Therefore, all reservations must be in the name of the credit card holder, the guest information provided must be that of the credit card holder and the credit card holder must be present at the time of check-in, show government-issued picture ID and be staying as a guest on our property. Reservations are Non-Transferable.
Travel Agents: If you are making reservations on behalf of an intended guest, you make the following representations and warranties and further agree to comply with the terms and conditions stated below: (1) You have obtained legal authorization from the credit card holder to make reservations on behalf of the credit card holder, to pay all advanced deposit charge(s) using the credit card holders credit card and agree to our terms and conditions on the credit card holders behalf and thereby bind credit card holder to our terms and conditions; (2) The Guest Information you have provided, e.g., name, phone number, email and address, is that of the credit card holder and is the intended guest; (3) You have advised the credit card holder that we do not impose any third party booking charges and we will accept reservations directly from the credit card holder; and (4) You will inform the credit card holder of all our Terms and Conditions, and provide the credit card holder with reservation confirmation(s) and any other information or correspondence pertaining to the credit card holders reservations.
Management reserves the right to refuse service to anyone. The property is privately owned and operated. Should there be any disorderly conduct, disrespect to owners or other guests, intentional damage or non-compliance with our property's policies, you may be asked to leave at any time without refund.
